Upcoming Projects

A curated selection of commissions currently in design and construction — each one a new chapter in our ongoing dialogue with place, material, and light.

The Pipeline

“Every landmark begins as a conversation between ambition and constraint.”

Primrose Details accepts a limited number of new commissions each year, ensuring each project receives the full depth of our practice. The works below represent our current design pipeline — from early concept through to construction delivery.

The Box

Shanghai, China

Cultural

The Box

A stained-glass museum conceived as a luminous lantern within Shanghai's emerging arts district. The Box reinterprets the traditional Chinese courtyard through a contemporary lens — its faceted glass skin filters daylight into ever-shifting chromatic fields across the gallery floors below.

The Giraffe

Paris, France

Hospitality

The Giraffe

A boutique hotel in the 10th arrondissement defined by its signature façade of oversized circular windows glazed in amber and saffron stained glass. By day, The Giraffe casts shifting pools of golden light across its interiors; by night it glows like a lantern above the canal. Each of the 48 rooms is oriented around one of these luminous oculi — the window becomes the room's singular focal point.

Light and Mind

Chiang Mai / Peloponnese / Yunnan

Hospitality & Wellness

Light and Mind

A trilogy of Chinese medicine-inspired hotel and spa retreats — each rooted in its landscape yet bound by a shared philosophy of restoration. Handcrafted wooden villas are arranged in loose constellations across three distinct terrains: the forest canopy of Chiang Mai, the olive-terraced hillsides of the Peloponnese, and the ancient tea valleys of Yunnan. Treatments, materials, and spatial sequences are drawn from classical meridian theory, translated into architecture through the careful choreography of light, air, water, and timber.

Estrella Villa

Estado de México, Mexico

Hospitality & Dining

Estrella Villa

Set against the volcanic landscape on the outskirts of Mexico City, Bonita Villa is a hotel resort and destination restaurant conceived as a contemporary reinterpretation of the Mexican hacienda. Thick rammed-earth walls, shaded colonnades, and a sequence of planted courtyards mediate between the high-altitude climate and the drama of the surrounding terrain. The restaurant anchors the estate — its open kitchen and wood-fired hearth drawing on the deep culinary traditions of central Mexico while commanding uninterrupted views across the valley.

El Salman
Design Development

Riyadh, Saudi Arabia

Mixed-Use

El Salman

A landmark tower rising from the heart of Riyadh, El Salman divides its full-height glass form into two distinct vertical worlds. The hotel occupies the upper half — a sequence of sky suites and amenity floors commanding panoramic views across the Saudi capital. Below, a curated retail galleria unfolds across the lower floors, its double-height atria and sculpted circulation drawing the city inward. The tower's all-glass envelope is faceted to catch the desert light differently at each hour, shifting from mirror to amber to deep gold as the sun arcs across the skyline.

Σχολή Αρχιτεκτονικής Αθήνας
Concept Design

Athens, Greece

Education

Σχολή Αρχιτεκτονικής Αθήνας

A new school of architecture conceived as a dialogue between Athens' ancient topography and the demands of contemporary architectural education. The building is organised as a series of open studios, critique halls, and covered outdoor terraces that cascade down a hillside site, drawing the Attic light deep into every working space. Exposed concrete, local limestone, and unfinished timber are held in deliberate tension — materials that ask students to read the city's layered history while projecting its next chapter. The school is designed to be as much a civic landmark as an academic institution.

Library of the World and Greek Government

A civic library for Athens, conceived as a public room for Greek and international knowledge. Reading halls, research spaces, public archives, and quiet garden courts are arranged to invite study, dialogue, and discovery throughout the day. The architectural language draws on the clarity of the Attic light, creating a contemporary institution rooted in the city’s enduring culture of learning.

Buddha Boy
Concept Design

Lower East Side, New York City

Hospitality

Buddha Boy

An avant-garde hotel on the Lower East Side that channels the neighbourhood's restless creative energy into a singular architectural statement. The lobby is conceived as a hall of mirrors — floor-to-ceiling reflective surfaces that fragment and multiply the space, dissolving the boundary between guest and architecture. Guest rooms are defined by deep lacquered red walls: saturated, enveloping, and deliberately at odds with the neutral palette of conventional luxury. Buddha Boy is a hotel for those who want to feel somewhere, not simply stay somewhere.

Tian Lan
Concept Design

Bhutan

Hospitality

Tian Lan

A mountain hotel in Bhutan conceived entirely in hand-laid stone and ceramic — materials drawn from the land itself and shaped by local craft traditions. Tian Lan sits within the Himalayan landscape as though it has always been there: its thick stone walls absorbing the cold and the quiet, its ceramic-finished surfaces catching the high-altitude light in a palette of earth, ash, and celadon. Guest rooms open onto uninterrupted mountain views; communal spaces are arranged around a central hearth. The architecture is modern in its restraint and ancient in its material honesty.

The Red House
Design Development

Puxi District, Shanghai, China

Luxury Residential

The Red House

A luxury residential tower of thirty apartments in Shanghai's Puxi District, conceived in hand-laid brick as a statement of enduring material quality in one of the city's most coveted addresses. The Red House rises with quiet authority: its warm terracotta masonry deepens in tone as it climbs, punctuated by deep-set terraces, bronze-framed windows, and double-height entrance halls finished in polished stone. Each residence is planned around a single generous principal living volume with floor-to-ceiling glazing oriented toward the district's roofscape. Private amenities — a residents' library, a lap pool, and a landscaped roof garden — complete the programme. The building is an argument for permanence, craft, and considered luxury in a city that rarely stands still.

Villa Bonchance
Concept Design

Aix-en-Provence, France

Hospitality

Villa Bonchance

An old stone villa and working vineyard in the hills above Aix-en-Provence, restored and reimagined as a small luxury hotel and restaurant. Villa Bonchance is an exercise in the art of leaving well alone: its thick Provençal limestone walls, terracotta-tiled rooflines, and vine-covered terraces are preserved with the same care given to the estate's centuries-old vines. Guest rooms are arranged across the original farmhouse and a series of converted outbuildings, each finished in natural plaster, aged oak, and linen. The restaurant draws its menu directly from the land — the vineyard, the kitchen garden, the olive grove — and opens onto a shaded courtyard where the evenings are long and unhurried. The architecture serves the landscape, not the other way around.

An Shushu
Concept Design

Beijing, China

Hospitality

An Shushu

A luxury hotel in Beijing conceived as a dialogue between transparency and warmth — its exterior a continuous skin of floor-to-ceiling glass that reflects the city and the sky, its interior a world apart, lined entirely in ebony. An Shushu rises as a luminous presence on the Beijing skyline by day and a lantern of dark amber light by night. Inside, the ebony — used across wall panels, joinery, furniture, and ceiling coffers — absorbs sound and light in equal measure, creating an atmosphere of profound quiet at the heart of one of the world's most restless capitals. Guest rooms are spare and considered: the glass wall, the dark wood, and the view are the room. Public spaces — a double-height lobby, a subterranean spa, a rooftop dining room — are arranged as a sequence of carefully controlled revelations.
